If you are looking to buy a home in Vadodara but are confused as to which locality you must choose, Gotri is an area to consider. It is the area that is not only developing fast in terms of social and physical infrastructure but is also witnessing a lot of growth in the residential sector as well. The locality offers a maximum number of apartments across the city along with other type of residential options.
Gotri, situated some 4 km west of Vadodara city, was once considered a small village situated in the outskirts of the city, it is now being considered as a developing counterpart of Alkapuri.
The area is located close to commercial setups and corporate offices in and around Gotri Road, Alkapuri and Race Course Circle. Proximity to them is another reason why home buyers are fancying the locality.
“Families want to stay away from industrial and commercial area but they want to remain connected with it, living in Gotri allows them to do so,” says Vandana Parte of Satva Infrastructure, a builder active in the area.
What is being offered?
All type of residential options from apartments to bungalows to villas are catering to the middle class, upper middle class and high class segments. A wide range of 2, 3 and 4BHK apartments are available here in the price range of Rs 20 to Rs 50 lakh. The price of 1 to 4BHK residential houses ranges from Rs 30 to Rs 70 lakh.
Some of the developers present in the area are Kalp Group, Satva Infrastructure, Shreeji Infrastructure, JP Iscon Limited, Pratham Properties, Blue BRG Incorporation, etc.
Trend of duplex apartment is catching up in the locality with 2-3 builders coming up with their projects offering the same. All these apartments and residential houses are part of gated communities/societies and hence have a sense of security and availability of amenities, such as club house, water storage, power backup, etc.
“Gotri is purely a residential area hence families or retirees who are looking to stay in a peaceful locality which is away from the hustle and bustle of the city can look forward to it. And these are the people who are buying properties here as well,” says Mishra.
“Not only there is a demand for budget properties, but people here also go for high-end apartments and bungalows. We witness a lot of customers who look for a better living style and opt for premium segment projects. Most of them are engineers or people on the managerial level post in companies nearby,” he adds.
“Owing to the expansion of commercial sector, people who used to have their houses in Alkapuri sold them and moved here. They relocated to New Alkapuri, a subset of Gotri,” says Parte.
Patre informs, “Two years back the prices for 2BHK apartments were among 1900-2000 per sq ft, now they are priced at around Rs 2500 per sq ft.” This means that area has seen a growth of 20 to 25 per cent in property prices.
“Although the area has more end-users, it has a lot in its basket for investors as well. We are expecting further rise in property prices in next 3-4 months, especially after election,” says Mishra. Besides, people can earn rental income as well. Rent of 2 and 3BHK apartment ranges from Rs 5000 per month to Rs 15000 per month.
Social infrastructure of Gotri is well developed. Several schools, hospitals, banks, markets, etc are located within the area. People have easy access to malls, restaurants, movie theatres situated around Race Course circle.
“Gotri has seen a lot of development in the past few years and is still being developed. While social infrastructure is already in place, physical infrastructures, such as roads and over bridges are under construction,” says Sumit Mishra, marketing head of Kalp Group.
Bus services in the locality are being provided by VITCOS Transportation Pvt Ltd. The locality is situated 4 km away from Vadodara Railway station, 9 km from Vadodara Airport and 5 km from Vadodara Bus Stand in Patparganj.
